25 Years on the other side of the table

I'm Josh Hedderich

… but people call me “Heddy”

… and before I ever represented a tenant, I spent over two decades managing commercial real estate from the landlord's chair.

I’ve negotiated millions of square feet of leases, and added hundreds of millions of dollars of asset value to their balance sheets.

I know the playbook.

I know how landlords think.

I know which levers can be pulled.

I know where landlords can easily give.

I know how to counter their “standard provisions.”

My Story

Modern office space with glass-walled conference room, plants, and work desks.

For most of my career, my job was to protect a landlord's bottom line. I underwrote deals, set lease terms, managed budgets, and sat across the table from tenants trying to negotiate the best deal they could.

I learned how landlords actually think — what they'll flex on, what they won't, where the real costs hide in a lease, and how much room is usually built into an "initial" offer. That kind of knowledge doesn't come from a real estate course. It comes from twenty-five years of doing the job from the inside.

In late 2025, I made the switch. I stopped representing buildings and started representing the businesses that occupy them. Same market, same expertise — just pointed in your direction now.

I started Heddy & Associates because I believe tenants deserve the same level of sophistication landlords have always had. You shouldn't have to negotiate against twenty-five years of institutional experience with none of your own in your corner.

What that means for you

I know where the flexibility is

Most lease terms have more room than the first offer suggests. I know which ones, and how to ask.

I think in numbers landlords respect

Years of underwriting deals means I can speak directly to a landlord's financial priorities, not just yours.

I read leases the way landlords write them

Operating expense pass-throughs, escalations, renewal options — I know exactly what to look for and what to push back on.

It costs you nothing.

Tenant representation is paid by the landlord. You get this entire background working for you at no cost.

Let’s talk about your space…

… whether it’s working or not…

… whether you’re in it now, or just dreaming about it…

I'd love to hear what you're looking for and share what I'm seeing in the market right now. Thirty minutes, no pressure, no obligation.
